MOLD ASSESSMENT CONSULTING/MOLD INSPECTIONS:

HOME BUYER INSPECTIONS WHICH INCLUDES INFRARED/THERMAL IMAGING:

Most of the time when a home inspection is needed it is for a person buying a home. The buyer wants to know the current condition of the home and if all of the systems are working properly. During this inspection, we inspect all of the home's systems and components that are easily seen and accessible.  We also utilize thermal imaging with all of our inspections which provides: 

·        Moisture detection in both interior & exterior walls, floors and ceilings by detecting temperature differences and moisture measurements with moisture meters

·        Missing or defective insulation detection

·        More detailed plumbing inspections by detecting heat anomalies

·        More precise roof inspections by detecting the exact location of the leak and mark the affected area

·        More clarity in electrical inspections since the infrared finds hot spots caused by defects in connections and components

TERMITE INSPECTIONS: (Additional Fee)

Our termite inspections are performed by a in-house licensed termite technician.  The termite inspection will take place during the home inspection so an additional appointment will NOT be needed.  During the inspection the technician will look for evidence of wood destroying insects, and will access the structure and landscaping for conducive environments that may draw the insects to the home.  You will receive a report showing our findings and recommendations if needed. 

POOL INSPECTIONS: (Additional Fee)

We offer pool inspections to our clients with pools present at the home they are purchasing or selling along with the home inspection. The pool inspections include a check of the pool decking for cracking and proper slope, the pool surface for defects, the pool equipment for operation, bonding, leakage, etc. We inspect the pool to give you a full scope of the pool’s condition prior to purchase or sale.

What Does The Home Inspection Cover?

Our inspections will cover aspects of the following categories:

  • Any major defect that will cost a huge amount of money to repair such as the foundation and structural integrity of the home.

  • Minor defects that can lead to bigger problems later. For example missing or damaged shingles or leaks under the sinks.

  • Things that may cause you to not be insurable by an insurance agency.

  • Any safety hazards that can endanger a person's life or cause someone to hold you liable for their injury on your property.

Below is a list of the systems we inspect during each inspection:

  • Foundation - thorough inspection of the foundation for cracks, corner pops, and we look at the soil level for settlement.

  • Structure & Attic - the attic structure is inspected as well as the exterior of the home for damage and defects.

  • Roof - we inspect the roof for flashing, chimney, gutter, and ventilation issues.

  • Electrical - we inspect the service entry, electrical panel, outlets, switches, etc.

  • HVAC components - the ac units are inspected as well as the furnace to ensure they are in serviceable condition.

  • Plumbing - we inspect all the fixtures to ensure there are not any current leaks.

  • Interior - all the walls, flooring, cabinets, ceiling, windows, etc are inspected to ensure they are in good condition.

  • Appliances - we inspect built in microwaves, oven, stove, dishwasher, and garbage disposal to ensure they are functioning properly.

PRE-LISTING INSPECTIONS:

Anyone preparing to sell their property will benefit from a pre-listing home inspection because we point out the home's issues that will come up when putting the home on the market.  Getting a pre-listing inspection enables the seller to identify and fix any issues prior to listing their home.  This will cut down on the transaction time and help the home selling process go through smoothly.

HOME WARRANTY INSPECTIONS:

When purchasing a home you are often provided with a 1 or 2 year home warranty which can cover things including major appliances, electrical systems, various structural systems, HVAC, etc.  The warranties are provided by the seller to assist you if any system or component issues arise within the allotted 1 to 2 years of purchasing the home. Calling A & A Pro Inspection Services, Inc. before your warranty period expires allows prevention of minor or major repair costs that are covered under warranty.  Having your home inspected prior to the end of the warranty will allow you to resolve minor issues before they become major problems.
